Comprehensive renovation with change of use project in an old house located just minutes away from the colorful Ruzafa neighborhood, Valencia.
This renovation project was born out of Cicerone's involvement in the purchase of an old house in the En Corts neighborhood. Given the intended use as a boutique hotel, the first step in the renovation was the development of a comprehensive architectural project to facilitate the change of use. The renovation aimed at meticulous restoration while preserving every bit of its charm. The combination of original elements with modern finishes and features achieved a perfect balance between the historic and the contemporary.
The poor condition of the property necessitated significant rehabilitation work in the initial phase of the project to make the house safe and comfortable. Notable among these were the construction of a new roof and the structural reinforcement of the first-floor structure, executed from above to expose the original wooden framework. Furthermore, a significant portion of the original exposed brick walls was successfully restored, and all wooden elements were treated against wood-boring insects for safety. The carpentry project rigorously adhered to the main premise of the renovation, which was to recover and restore as many original elements as possible and seamlessly integrate them with the new ones. This involved extensive restoration work on all the original doors of the property and the creation of new doors with the same design.
As the property was intended for use as a hotel, it had to comply with certain regulatory requirements. Some of these included the installation of an industrial kitchen and an elevator to make the property accessible to people with reduced mobility. Another notable feature was the installation of solar panels, making the house sustainable and more energy-efficient.
Regarding the layout of spaces, there was a clear distinction by levels. The ground floor housed the common areas for guests, with a magnificent connection between the interior space and a pleasant terrace, an oasis of tranquility in the midst of the city. The intimate and cozy atmosphere of the lower level extended to the upper floor, where four spacious bedrooms with their own en-suite bathrooms were located. The interior design was carefully crafted, adding personality and character, completing an exclusive architectural project.
This comprehensive renovation in the En Corts neighborhood is a clear example of how the combination of history, design, and sustainability can transform an old house into an elegant boutique hotel, offering guests a unique and charming experience in the beautiful city of Valencia.
